Garness Jones have been appointed as joint agents for the Melton West business park, which has been expanded to 200 acres and is now one of Yorkshire’s largest commercial sites.
The development by Wykeland Group will offer opportunities for manufacturing, warehouse, distribution and office uses ranging from 10,000 square feet right up to the potential for a single “mega shed” of one million square feet.
Wykeland acquired the Melton West site in December 2018, in the company’s largest ever land purchase, and is now marketing the expanded development which benefits from Enterprise Zone Status and has the potential to increase employment at the site from the current level of 1,100 jobs to 5,000.
Melton West already has 750,000 square feet of completed development, with leading businesses at the site including Heron Foods, generator manufacturer Allam Marine and shower maker Kohler Mira. Infrastructure works have also just begun for a £10 million, next-generation Lister Group Mercedes-Benz dealership.
The expanded site also incorporates 35 acres of woodland, including part of the Yorkshire Wolds Way, offering the opportunity for leisure, recreation and exercise uses to be incorporated within the development, to support the efforts of businesses based on site to promote employee wellbeing. Dominic Gibbons, Managing Director of Wykeland said: “Melton West is a successful, well established and well recognised development, so we have decided to build on the brand in launching the expanded business park.
“We know there is significant pent-up demand for the opportunities offered by Melton West as there has been no new, substantial development of this type and size in the Humber area in recent years. There are only a handful of sites on this scale available in the North of England and a shortage of facilities such as this across the M62 corridor.
“The location and development opportunities are ideal for modern warehousing and distribution requirements and we have already received a number of enquiries.”
David Garness, Managing Director of Garness Jones, said: “Garness Jones have a long association with Melton, having brokered many deals for land and buildings for approaching 25 years. We are therefore delighted to have been selected by Wykeland as the preferred agent for the Hull and Humber region.
“We look forward to working with the Wykeland team and CBRE on the opportunities presented by a dynamic, vibrant and attractive business location that will provide a sought-after working environment for generations to come.
“Wykeland’s commitment and track record of progressing development leaves us in no doubt that Melton West will deliver on its potential as a destination business location of regional, national and international significance and interest.”
