Property Valuations

Property valuation specialists with decades of experience

Whether you’re a buyer or busy portfolio holder, knowing the value of a commercial property holds the key to all subsequent negotiations.

At Garness Jones, we have more than 130 years of combined Royal Institution of Chartered Surveyors (RICS) qualified valuation experience across our team.

We are able to value and advise on all kinds of commercial property, from retail stores and offices to industrial premises, development sites and full property portfolios.

Supporting businesses, individuals and Trusts

Whether you have a small or large portfolio, our highly-experienced team of Chartered Surveyors and Registered Valuers can assess and provide an honest value of your commercial property.

Influencing factors including market conditions, location and comparable property sales, condition and age, occupancy rates and tenant quality, rental income, lease structures, and expected return on investment will all be taken into consideration.

We can act on behalf of private individuals, businesses or Trusts – and will help determine the current market value of any building or development site using the universally-recognised standard for valuation reports, issued and governed by RICS and known as The Red Book – Red Book Valuations.

When to have commercial properties valued

There are a wide range of reasons for seeking the valuation of a commercial property, including;

For selling

A professional valuation helps sellers set a competitive price that reflects the market value, increasing the likelihood of a successful sale. For buyers, it ensures they are paying a fair price.

To reflect market changes

It is important to have commercial properties revalued to ensure they reflect current market values. Property owners often need updated valuations when refinancing their commercial property, as it determines the available equity and the potential terms for new financing.

For strategic asset planning

Revaluing a property can enable owners to enjoy immediate financial benefits by unlocking value and potential in line with their long-term management strategy. It can also help to save money by minimising expenses.

For secured lending

To successfully secure a loan from a bank or financial institution you may be asked to use your commercial property as a form of security, so a loan security valuation will be needed to determine how much money can be secured against its value.

Reputable money lenders will only consider a valuation report prepared in accordance with the Royal Institution of Chartered Surveyors’ (RICS) Red Book guidelines, and by RICS Registered Valuers like ourselves.

Our team of RICS Registered Valuers are trusted by many banks, panels and secured lenders to assess potential loans against properties.

For tax purposes

We carry out detailed valuations for a variety of tax purposes – including share transfers, inheritance tax, stamp duty land tax, income tax, corporation tax and Capital Gains tax. Conducted by our RICS valuers, this report can be used as evidence if the figure is ever challenged by HMRC to prevent future tax penalties or issues. We can also engage with HMRC on your behalf if it is challenged.

For pensions

All sorts of property valuations are carried out on behalf of pension funds and Self Invested Personal Pensions (SIPP) as it may be needed to assist with bank lending, management buy outs or in the event of a matrimonial dispute.

For probate

Acting on behalf of the Will executors, a Registered Valuer will accurately analyse the value of any property asset or land on the date of death (widely known as ‘the date of transfer’) for probate purposes.

For reinstatement estimates

Having a building covered for the full reinstatement cost is essential for insurance purposes and peace of mind. There can be huge differences between a property’s market value or the purchase price and the reinstatement cost for insurance purposes, especially in an area known to have below national average market values.
