Unlocking Opportunities

Garness Jones has a track record of valuing, selling and developing land across Yorkshire and the Humber – a region now offering a land of opportunity for investors and developers alike.

Many sectors are experiencing growth across the region, which has excellent transport links, thriving ports and a newly signed £400m devolution deal for Hull and East Yorkshire set to bring rail electrification between Hull, Sheffield and Leeds.

With over three decades of experience in land sales, purchases and development, our team at Garness Jones is best placed to advise on forthcoming availability, land valuations, market trends, legal constraints, and development potential.

Expertise on best use of investment

Knowing possibilities – and limitations -of any area of land is vital in determining its value and development potential, and this is where our knowledge and understanding of local demographics, and the history of the region, is key.

We have longstanding relationships with leading local organisations and decision-makers with regards to inward investment, development and regeneration, making us perfectly placed to advise on the sale and purchase of land across Yorkshire and the Humber.

From understanding local demographics, the planning process, requirements for obtaining permissions and local environmental restrictions and conservation areas, we can advise on any potential issues which may impact on the scope, or speed of a development, coordinating the correct professional support to maximise the land value and unlock its full potential.

Leading the region’s biggest developments

Garness Jones is proud to have partnered with investors and developers to ensure many of the region’s most significant developments have proved hugely successful, including;

Melton West

Our team has acted on behalf of Wykeland Group as agents on the 200 acre Melton West business park in East Yorkshire, now one of Yorkshire’s largest commercial sites and home to occupiers including Amazon, Heron Foods, Kohler Mira and Allam Marine.

Land has also been allocated to global medical technology business Smith & Nephew for an £80m+ R&D, office, manufacturing and warehouse development.

Humber Gate Industrial Park

We’ve marketed and managed the development of the 124-acre Humber Gate industrial park development on the south bank of the River Humber in Grimsby. The site is home to businesses in the manufacturing, logistics, open storage and renewable energy sectors, including Bluestar, BASF, Energy Pyrolysis, Vireol, Lenzing and Enviro.

30-acre site sold for development

Our team oversaw the sale of a 30-acre plot of land on the banks of the River Humber which was placed on the market and made available to potential developers. The site, on St Andrews Quay, was sold with no ruling made on what type of development can go on the land.

The site has huge potential to help attract further employment to the region given its waterfront location, and its close proximity to the A63 and motorway network.
