The property comprises of an industrial workshop with ancillary office accommodation and external yard and forecourt parking.
The main workshop was of reinforced concrete frame construction with full height brick infill which has been overclad externally with profile sheet cladding. The roof was pitched and incorporated translucent panels allowing natural daylight into the premises. The premises had an eaves height of 3.27m rising to 7.32m at the apex. There are two access shutters from the workshop one along the side leading to the side yard and one at the front leading to West Dock Street.
Office accommodation formed part of the workshop internally but sat under a separate flat roof and provided a number of internal offices, reception, meeting rooms and staff amenity facilities to include WCs and kitchenette. The offices were well decorated to include plaster and painted walls, suspended ceiling with LED light panels, wall mounted cable trunking and a mixture of flooring to include carpet tiles and vinyl. Windows to the offices were UPVC double glazed as was the main reception door. All external windows had security shutters fitted. A HVAC system was fitted throughout the offices to provide heating and air conditioning.
Located off the main workshop was a number of spray rooms and additional staff amenity facilities and storage areas to include a mezzanine area which provided a staff kitchen area and again further amenity facilities.
